Real NY case studies for buyers, homeowners, & 1st-time investors. Learn what to ask, who to call & how to plan your next move. Real estate gets more complicated when real life gets involved. Buying your first home is one thing. What happens when you inherit the family property? When your parents want to use their equity to help you buy? When a property has an old permit, questionable legal use or an opportunity under City of Yes? When you want your first investment property but aren’t sure whether you’re financially or operationally ready? These are versions of the conversations The Moravilla Sales Team of Keller Williams Realty NYC Group has encountered with clients, homeowners and our extended community. For our final educational workshop of 2026, we’re bringing several of the professionals involved in resolving these situations to the same table. Real scenarios. Real professionals. Real resources. Your next move. Instead of separate presentations, Vanessa Villanueva will moderate a series of relatable real estate case studies. For each scenario, we’ll look at: What happened? What should have been identified earlier? Which professionals belong at the table? What options might be available? What resources would we use? What should the next step be? The goal is not to leave knowing everything. The goal is to leave knowing what questions to ask, what to organize, who to call and where to start. Some of the cases we’ll break down “I inherited the family house. Now what?” A younger generation suddenly becomes responsible for a longtime family property. We’ll discuss estate and probate considerations, ownership, ongoing expenses, property taxes, condition, legal use, financing, potential income and the real cost of keeping, improving or selling an inherited property. “City of Yes says there may be an opportunity. Does it actually make financial sense?” Adding or legalizing another unit may sound like instant additional income. But what about zoning, permits, Certificate of Occupancy or legal use, design and construction costs, financing, taxes, insurance and landlord responsibilities? We’ll look at why “Can I do it?” and “Should I do it?” are two different questions. “I want to buy, but I’m not quite ready.” Maybe you need more savings. Maybe your credit needs work. Maybe your income or documentation needs time. Maybe you’re simply trying to figure out whether waiting for the market is actually helping you. We’ll discuss how buyers can use that time intentionally and build a stronger plan for 2027. “I want my first investment property.” What changes when you go from buying a home to buying an investment? We’ll discuss financing, reserves, property standards, legal units, potential rent, expenses, due diligence, landlord responsibilities and the professional team you should consider before taking the leap. “My property has equity. Can I use it to help my children buy?” For longtime homeowners, equity may create opportunities for the next generation. We’ll discuss financing and gift strategies, protecting the existing homeowner, tax and legal conversations, and why helping the next generation should still start with a plan. Who should attend? This workshop is designed for: • First-time homebuyers preparing for their next move • Current and generational homeowners • Adult children helping parents or relatives manage property • People navigating inherited real estate or estate matters • Homeowners are considering how to leverage equity • First-time investors • Sellers, downsizers, and those considering relocation • Anyone who wants to better understand the professionals and resources involved in a real estate decision The conversation will range from beginner to intermediate, so you do not need to be actively buying or selling to benefit. Meet the Panel Vanessa Villanueva Moderator The Moravilla Sales Team of Keller Williams Realty NYC Group Vanessa will guide the case studies, connect the professionals, and demonstrate how the Moravilla Resource Hub can help attendees identify resources and next steps. Jamal Hadi Broker | Keller Williams Realty NYC Group Market Context + 2027 Outlook Jamal will help put each scenario into the broader market context and discuss what buyers, homeowners, sellers and investors should be watching heading into 2027. Michael Sanchez Community Lending Mortgage Banker | City National Bank NMLS #843539 Buying, Financing + Leveraging Equity Michael will discuss mortgage readiness, financing, refinancing, buyer preparation, investment financing and ways homeowners may explore using equity to support their next move or the next generation. Jessica M. Figueroa, Esq. The Law Offices of Jessica M. Figueroa, PLLC Real Estate Law + Estate / Probate / Trusts Jessica will help us understand ownership, inherited real estate, estate and probate matters, trusts, real estate legal considerations and issues families should address before a situation becomes urgent. Evan Ramlochan Principal / Partner | PWR Engineering Design DPC City of Yes + Zoning + Permits + Property Standards Evan will help break down legal use, zoning, permits, violations, City of Yes opportunities, renovations and what property owners and buyers should investigate before moving forward. We’ll also introduce the Moravilla Resource Hub One of the biggest lessons from these cases is simple: Most real estate problems are not solved by one professional. We’ll walk attendees through our Resource Hub and show how we organize trusted professionals, educational materials, workshops and community resources. You’ll also see how to use our flowcharts and resource sheets to better understand: Where am I now? What do I need? Who should I speak with? What is my next step? What you’ll leave with Resources Professionals, tools and community resources you can reference after the workshop. Strategy A better understanding of how to evaluate your situation before making a major decision. Action Plan Clear next steps you can begin organizing for 2027. Resource Hub A place to stay connected to Moravilla workshops, educational materials, community resources and trusted partners. English, Español + Spanglish Welcome Questions are welcome in English or Spanish. We encourage our Spanish-speaking community to attend, and our team will help facilitate conversations and connect attendees with bilingual resources whenever available. Community Brunch + Networking Stay after the roundtable for brunch, meet our panelists, visit the Resource Hub table and continue the conversation. We are intentionally keeping attendance limited so the workshop remains conversational and interactive. Come with questions. Leave with direction. Resources. Strategy. Action Plan. No personal documents are required. Our panel will address general educational questions. Individual legal, financial, tax, lending, engineering or real estate situations should be reviewed privately with the appropriate licensed or qualified professional. If you have a specific scenario and are unsure where to begin, you may schedule a consultation with The Moravilla Sales Team. We can help identify the appropriate resources and, when needed, coordinate a follow-up conversation with the relevant professionals. This event is for informational and educational purposes only and does not constitute legal, financial, tax, lending, engineering or individualized real estate advice. Real estate services are provided by licensed real estate professionals in the State of New York. This communication is not intended to solicit properties currently listed for sale with another real estate brokerage. Equal Housing Opportunity.
